What is an EICR?
An EICR, known as an Electrical Installation Condition Report is an assessment of the condition of the electrical installation of your Bristol property. Every part of the fixed electrical installation is assessed including the switches, sockets, wiring and lighting, alongside the fuse box or consumer unit. The report identifies any areas of concern, potential hazards as well as any electrical faults. An EICR can only be issued by a professional electrician such as Allied Electrical Services.
As a landlord or property manager, you’re probably aware that an EICR must be conducted on a rental property every 5 years, but what happens if your property fails it's EICR?
What can cause an unsatisfactory EICR?
An EICR will either identify a property as electrically safe and have a satisfactory result or the property will be deemed unsafe and fail the EICR. If unfortunately, the report comes back as unsatisfactory you will be given a set period of time to correct the faults and any new tenants are not able to move into the property until those faults are corrected.
An EICR report will identify any faults at a property and assign them a code - C1, C2, C3 or FI.
- C1- Indicates high risk and immediate action must be taken to make the property as safe.
- C2- Classed as potentially dangerous, urgent action is also needed to remedy the faults, usually within 28 days.
- C3- We would suggest some recommendations but this does not mean the faults need to be fixed.
- FI-Further investigation is required so the inspector will return as the earliest opportunity.
I have a failed EICR, what happens next?
Our qualified electricians are NICEIC registered and are well equipped in not only finding electrical faults and hazards but also suggesting solutions if your property fails an EICR. We’ve put together a handy guide so you know exactly what to do:
- If your report identifies a fault assigned with the code C1, rectifying this fault should be your main concern and should be fixed immediately due to its seriousness and associated risks. Any code C2 faults highlighted must be corrected within the allocated time frame which is usually 28 days. The report will state if a fault needs to be fixed sooner and our electrician will be happy to provide you a quote for any such work.
- Once one of our qualified electricians has had a look at the fault identified in the EICR, we will find a solution to solve the problem and rectify the fault. We will then confirm in writing and provide you with a certificate confirming the remedial work we have conducted.
- Another EICR inspection is not required once we have fixed all faults highlighted in the initial report. We would be responsible for updating the EICR with the details of the remedial work we carried out.
